Wish I'd Changed to McEwan Fraser Legal Earlier
Having become disillusioned and totally dissatisfied with the service I was receiving from the agent marketing my property for sale, I contacted McEwan Fraser after hearing their radio advert. I received a call back from McEwan Fraser Legal in the evening and was surprised that they were still working at that time, having been used to an agent who only operated between 10am and 5pm. After considering the service offered by McEwan Fraser Legal I decided to change agents, and now wish that I had done so far earlier.
After changing to McEwan Fraser Legal I received almost as many viewings in the six weeks that my property was on the market with them, as I did in the eleven months that the previous agent had been marketing it for. Within those six weeks an offer was made and accepted on the property with the sale following shortly afterwards.

We were on the market with another estate agent, however wiewings and general communications were poor. Then we heard a radio ad by McEwan Fraser Legal and decided to give them a call. We received lots of information about their range of services and how they could help.
We arranged for a visit with one of their surveyors with a view to marketing our property. Everything they discussed and presented led us to believe this company was the one for us. No false promises, just good advice.

We switched our representation to McEwan Fraser Legal, as we believe that McEwan Fraser Legal perform the way a selling agent should perform. They are the only agent we have known to actively chase sales in what is a difficult market! We found that our very own online account, where we could track our activity on the property (viewings/schedule or Home Report requests/ general updates) and also the hits we were getting through the property portals, was a well received unique sales tool that we utilised often. What can we say about McEwan Fraser Legal? There is a song I know which describes them perfectly, WE ARE THE CHAMPIONS!
We had our house up for sale with a local estate agent for two and a half years, and in that time we had 4 viewers! We had plans to move away to a new life in England and now these dreams are going to come to fruition.
We had heard great things about McEwan Fraser Legal from a friend of ours whose brother had dreams of moving to Australia and was having problems selling his house with another local estate agent. He went with them and sold shortly after.
We thought we may as well try McEwan Fraser Legal as well and rang their local agent who came around, described the company, what they could do and what they offer. We decided immediately there and then to go with McEwan Fraser Legal.
During the next two weeks things began to happen, a new valuation and a professional photographer took new photos of our house. In excess of 80 photos were taken and the best were chosen and along with a fantastic write up the schedule was completed. Comparing this to the one done previously by our old estate agent was like chalk and cheese, no comparison in any way.
Within 24 hours of our house going live on the internet we had 2 viewing's of our house. These were followed by another 5 viewing's in the next 4 weeks and we accepted an offer for our house which was made in the 5th week!

A Fresh Positive Approach

Michael and I want to say a great big thank you to everyone at McEwan Fraser Legal who has really made our dream come true.
We had our house on the market with a local estate agent for a very long 6 months and had no interest at all. Then we heard about McEwan Fraser Legal from our friends. Our property had been on the market with another agent for nearly 2 years with little interest or movement. I had a 3 bedroom Bungalow in Corstorphine on the market for almost four months and my estate agent was struggling to get any viewers let alone find a buyer. I was mistakenly attracted to this estate agent as they offered the lowest fees.
I decided to contact McEwan Fraser Legal and could not believe it that I actually spoke to someone in their office late on a Sunday evening when I was expecting to just leave a message.
I heard a lot about McEwan Fraser Legal selling property quickly and have to say I had my doubts if this was just marketing hype.
The truth is that I got my property sold within 21 days at the full market value and even got an update every day on the full sales activity on my property via their unique message board service.
McEwan Fraser Legal's fees were a little more than other agents but I now realise "you get in life what you pay for" and will certainly not be using fixed fee, low cost estate agents ever again.

Took on a Challenge - Sold within 3 Days
We have been looking for our 'dream house' for over a year and during that time we had our house for sale with another agent, but we took it off the market recently after 6 months of no activity or progress, thinking that we will wait for a better time in the property market to sell.
All of a sudden we saw a country cottage with a large garden which we immediately loved and wanted to buy. We knew that we needed to put the house back on the market and this all happened over the Easter Holidays and at the time of the Royal Wedding event. With many bank holidays around that time, we were concerned as most estate agencies were all closed.

With McEwan Fraser Legal's advice regarding the price to bid, we put in a successful offer on our dream property. We now had the daunting task of going back on the open market and selling our own Edinburgh house after the previous bad experience of being on the market for 6 months with no activity. However, McEwan Fraser Legal took on the challenge to market our property and help us achieve a quick sale in order to conclude on our purchase and to our utter disbelief we received an excellent offer (which we gladly accepted) within 3 days from our advert going live on McEwan Fraser Legal's website. The house was 'Under Offer' before the 'For Sale' board was even erected! We had our property on the market with our previous agent for four months with sadly, only one viewer in all that time. We were getting despondent and when we heard the advert on the radio we decided to contact McEwan Fraser Legal - this was late on a Saturday. We really could not believe what a difference changing agents to McEwan Fraser Legal had for the sale of our mother's property in Kilmarnock. After being on the market with a previous local agent for quite some time we decided to switch the advertising to McEwan Fraser Legal.

We had purchased our top floor flat as a buy to let investment and after moving back down to London we put our flat up for sale. Secured a sale in 11 weeks
I choose McEwan Fraser Legal ahead of other estate agents due to the unique part exchange option, which they offer. Whilst, ultimately, I did not benefit from this, I do think a number of viewers were attracted by this incentive. In addition to this, the portal service provided via the McEwan Fraser Legal website was invaluable in allowing me to track the progress with the sale of my property.

Highly impressed with outstanding service from MFL
After some speculative house hunting had come up with a superb property which we wanted to purchase, we were worried about trying to get a quick sale of our home at a good price in a very uncertain property market. We selected McEwan Fraser Legal as one of three companies to discuss our options and to provide an initial valuation. We chose MFL due to both the valuation figure quoted by Mark Cullerton during his visit and the confidence that he expressed in how quickly the property would sell.
As soon as the decision to place our home on the market was made, MFL quickly made arrangements for the home report to be conducted, a For Sale sign to be put in place (which prompted interest before we even got on the market), and a schedule to be prepared. When photographer Michelle Milnes spent nearly two hours at our home - resulting in a superb 8 page schedule which I believe played a key role in selling our home - we suspected that we were dealing with a company that does things slightly differently!
We received a total of 24 viewings in a little over two weeks. Each and every visit (and any home report request) was followed up diligently by Tzana Jordan and her colleagues to assess the level of interest - all of which (along with detail the number of hits from the ESPC and other websites) was easily tracked using our own private account on the MFL website.
Having accepted a formal offer for our home on the closing date after only 3 weeks (at a price exceeding our expectations), and we even recommended MFL to our property's buyers who still had their own property to place on the market and they sold within 8 days! In the meantime, the purchase of our new home proceeded smoothly and we were kept fully informed and involved at every stage of the process by Senior Partner Ivan Ralph. The only change from our original schedule was to bring the entry date for our new home forward due to selling so quickly!

Although McEwan Fraser Legal were slightly more expensive, we felt the additional services were worth the slighly higher fee. The Post Production/Property Team were veryhelpful in assisting us with issues on our home report and was always contactable at any time of the day. Sarah Hackland and Scott Webster were also very helpful in keeping us advised of our situation. The online tracking service was also very beneficial in ensuring we knew exactly where we were with the sale.
Most importantly, we received an offer for our property after four weeks, which I believe we wouldn't have got with another estate agent.
With regard to the legal side of things, Craig Fraser and Jean Kelly were fantastic in getting the purchase and sale through. Unlike most legal teams, they always took every call.

We sold our flat in Duddingston, Edinburgh within 2 months with McEwan Fraser Legal. My father in law invests in property and he uses McEwan Fraser to buy and sell properties. He has found their standards to be so high that he highly recommended them to us when selling our flat.
We put our flat on the market in the middle of June and by the beginning of August we had 15 viewings and two offers. The latter of which we accepted.
We believe that the thorough advertising and the very personable and dedicated staff have been instrumental in selling our flat so quickly. I have friends whose properties have been on the market for nearly a year with other Estate agents and they can count the number of viewings they have had on one hand.
Further to this McEwan Fraser use a professional photographers and we were so impressed with the quality of their photos, we have kept a copy of the particulars as a momento!
The on-line message board assured us that the team were working on selling our property every day. On this page you are able to see how many 'hits' you have on the ESPC, Rightmove and S1 Homes each week.They send information about your property to a list of potential purchasers. Also, every conversation that you have with them is noted in brief on this page. Details of viewings are also posted here and reminders are e-mailed to you the day before viewings. So helpful in such a busy world! I checked the message board every day and found this so reassuring.
When someone calls the office to arrange a viewing, you are called immediately while the potential viewer is kept on hold. This means that you can arrange a mutually convinient time right there and then. All too often in other companies the time spent trying to get in contact with the seller and viewer means that interest wains. The way McEwan Fraser Legal do things means the pace is not lost and the interest remains.
There are so many little details that add up to make the difference between selling and not selling. We are so grateful to the help of all of the team, who were in direct contact with us almost daily. Thank you for being so positive and professional.

Really Impressed with Extended Business Hours!
We started our property search with the intention of just "seeing what was out there" when, unexpectedly, we ended up finding a place that we absolutely loved which was being advertised on the open market with McEwan Fraser Legal. The next thing I knew, we were working out the finances and getting things together with the idea of putting an offer in.
At this time, we still had our own property that we needed to sell before we could make a move on this ideal home and we knew that we needed to move fast judging by the large of amount of interest the owners had received. We got in touch with the sellers to discuss the property further and we mentioned that we needed to sell our own place in order to make a move on theirs. Immediately the sellers suggested that we get in touch with their solicitors and estate agents, McEwan Fraser Legal, as they were exceptionally good and they were very impressed in their dealings with them.
It was a Bank Holiday Monday and most other estate agents and solicitors offices weren't open, but I thought I'd give them a call anyway to have a chat and discuss our options. Within 10 minutes of calling them I had arranged to have a free, presale valuation done for my own property the very next day. 3 days later the photo shoot and home report was organised and completed and one week later the schedule was designed and emailed to us for approval with the for sale board going up, as well. We were very surprised that all was done so quickly!
Our flat went live on Monday and we held our first open viewing on the Thursday night with over 6 viewers turning up and we had an offer sent into McEwan Fraser Legal the very next day at a price that we were very happy with. The Property Department Team were spot-on with their contact, their quick response time and they were always on the ball with regards to follow ups and receiving feedback from viewers and home report requests. We were really delighted with the extended out of office hours that McEwan Fraser Legal have available, as we were contacted about interest in our flat and arranging viewings on some evenings as late as 8pm and they are even available on Saturdays and Sundays! You just wouldn't get that kind of service from any other agency.
All in all, we found the home of our dreams, had the offer accepted, put our own flat on the market and sold all in less than one month! This type of service and turnaround seems really unexpected in this type of market. I'd recommend these guys to everyone. They were great to deal with and made the entire process of selling my own property and purchasing a new one as stress free as we could have hoped.

The team has successfully demonstrated joined up thinking, high levels of communication, lots of drive, arrived at solutions quickly, and the clear impression I got was that every member of the MFL team owned the firm with a deep sense of pride and commitment to the quality and levels of service provided throughout all stages of the cycle.

We were really impressed with MFLs bespoke private, client online message board which provides real time feedback from visitors - on this we had 420 entries and this was populated with new feedback by the MFL shift teams every day; including evenings and weekends.

Outlined a clear pro-active strategy
Having spoken to friends, colleagues and other estate agents about selling property they all painted a negative picture of poor market conditions and falling house prices. The suggested strategy for selling your property seemed to be putting it up for sale at a fixed price then reducing the price until someone is interested enough to buy.
My first meeting with McEwan Fraser Legal stood out for me because it was the first time I'd heard anyone speak positively about selling property and they outlined a clear and pro-active strategy whereby a sale could be completed. Selling my home was the most daunting prospect of my life and I did not relish all the perceived stress and hassle that is involved with what is essentially one of the biggest decisions you will make in your life.
Thankfully, however, I had opted to sell my house with McEwen Fraser Legal and from the second one of their agents walked through my door to give an estimate for the market value, his professionalism and honesty took a huge weight off my shoulders.

Much More Than Just Marketing Property!
Mcewan Fraser Legal worked very hard to sell my property during a difficult trading period 2010/11. As I had moved out of Edinburgh, Mcewan Fraser Legal did much more than just market the property. Due to the distance I was away from the property they organised not only the viewings, but also the clearing, repainting and some emergency maintenance on the property.
I dealt with a number of the team including one of the Partners, and several from the legal, contracts and sales team. All of the the staff were supportive friendly and efficient and dealt with my enquiries with the upmost professionalism, often outside office hours. We were assigned an Administrator, who acted as a single point of contact throughout the process and offered ongoing advice and support throughout the sale.
After extensive negotiations with several potential buyers we achieved a price that I was ultimately very happy with. I would recommend the team at Mcewan Fraser Legal to anyone interested in selling a property.

A breath of fresh air

Part Exchange Fantastic
Despite a lot of interest in a completely upgraded investment flat in Broxburn, potential buyers all found it either too difficult to secure a loan or could not sell their existing property. One buyer offered a very good figure for the property but had to wait to sell his flat near Glasgow.

We have been trying to sell our house on and off for over 3 years.
We had actually used the service of 4 different estate agents all with no success during this period and were mistakenly attracted to the cheaper estate agents with the lowest fees.
